Hello! At night, the check-ins are made by the staff of our restaurant bar Coming Out, located at the ground floor of the structure. The bar closes at 2:00 am, so you can check-in until that time.

Sure! Check out is at 11:00, you can leave your luggage at the reception and pick it up before 20:00

Hi!! The reception our it's from 10:00 am until 17:00, but you can come and go whenever you want!! Unfortunately we don't have a lift

Hi, can we check in on 19th around 2:30am and check out on 20th at 5 am?

Our reception is not open h 24 and all requests for late arrival are subject to confirmation by the property. From 2:00 A.M until 7:00 AM the extra fee is 40€. If it is not agreed DURING THE RESERVATION, the late check-in will not be carried out

What would you highlight about B&B First Floor
Would stay again!
The location was good just over the road from the colosseum. There are a lot of cafes, restaurants and bars in the same street and in the area. The Spanish steps and Trevi are around a 20 minute walk away. The room has air conditioning which was needed. A small fridge was provided which allowed us to keep cool water for the hot weather.
We couldn’t find an iron

Wonderful
Great location and was pleasantly surprised by how comfortable the room was. Despite the heatwave, the AC worked perfectly to keep us cool during breaks from the heat of the day. Alex was a great host and so were the friendly staff at the Coming Out Bar downstairs! Would stay again if ever in Rome.

Really lovely room, was exactly what we wanted and needed for are one night stay, right next to the Colsseum!
Brilliant location! Really lovely staff! And very clean
Tv was small but you don’t go to Rome for that!
